With half of 2012 behind us the market is looking strong county wide with a 14% increase in the number of residential properties selling through July 1st. The average sold price is down -4%.
Roughly 60% of the sales have occurred on the North Side of the County and 40% on the South Side this year. The North Side, however, is driving the increase in sales with a 33% gain so far and the South Side has a loss of -7% in the number of sales. The South Side’s average sold price is down -6% and the North Side’s is up 10%. Interesting, as the sales this year have flip flopped from this time last year between the sides of the county.
The county has 186 residential listings under contract; which represents a 34% gain over last year at this time. The interesting part is that the ratio of the under contracts is about at that 60% on the North Side and 40% on the South Side. The inventory is lower by -15%. Last week’s activity showed a -21% decrease in the number of new under contracts, a -34% decrease in the new listings and a flat sold property arena.
Checking on the number of condominium sales (Jan 1 through July 1) show anywhere from a -34% decrease in the Breckenridge area to a +33% gain in the Dillon area. Silverthorne is flat, Keystone is up 21%, Copper is flat and Frisco is up 26%. The average sold prices are up and down as well with Breckenridge leading the downward trend with a -14% loss in average sold price, Dillon at a -9% loss, Silverthorne at a 2% gain, Frisco at a 3% gain and Copper at a 19% gain.
How do all these numbers relate to the market before the rapid change over the past 3 or so years? Well, the Breckenridge average sold price is about at the 2006 level, Silverthorne about 2006, Keystone about 2006 and a half, Dillon about 2006 and Frisco about 2006 and a half. Very interesting that they are all 2006.
