This past week’s additional new residential listings in Summit County outpaced last year for the same week and, yet, the total number of active listings in Summit County remains about 10% less than last year. The number of residential properties that have sold is up 11.5% year to date and the average sold price is down -6% in Summit County.
Closings so far are up and the number of pending transactions today is up about 30% as compared to last year at this time. Last week resulted in more new listings, more new listings going under contract and more listings selling than the same week the previous year. This is a tremendous rolling in of our traditional summer selling season.
If the county ends the year with a 11.5% improvement in the number of residential properties selling then 56% of the 1463 currently active listings will sell by year end. Couple that information with the new listings that came on the market last year between now and Mid August (600 new listings) and buyers have plenty to pick and choose and those sellers that have their properties priced and in the condition of the pick and choose zone of the buyers will be part of that 56% selling by year end. Interesting.
