Metes and bounds have been used to describe properties in many areas of the United States ever since the formation of the original 13 colonies. Used for centuries in England, it came with the settlers. “Metes” has traditionally referred to a boundary defined by measuring between points. “Bounds” is a more general description of the boundary, i.e. a river, building, or road.
In the Summit County Colorado real estate market, metes and bounds have been used to define real property. Most often it defines large pieces of property, such as farms. Smaller properties with precise boundaries may be incorporated into the larger portion of real estate.
A couple of miles from downtown Breckenridge is a beautiful subdivision referred to as Metes and Bounds. It is adjacent to national forest. Many of the homes mean easy access to cross-country skiing during the winter. Breckenridge homes in Metes and Bounds offer terrific views of the Colorado Rocky Mountains and ski slopes as well as forests and meadows. True to the rural nature of metes and bounds properties, most are zoned for equestrian uses.
