Summit County currently has -12% fewer active residential properties for sale. The same market is up 15% in the number of sold properties. Even though there are fewer properties for sale today, 1525 active listings, the market will absorb around 821 more properties by year end as sold (maintaining that 15% gain) – leaving behind 704 properties that are listed today as unsold and thus, even with fewer there are plenty for buyers to pick and choose from in Summit County.
Last week the county had over twice as many properties go under contract as the same week the previous year and today the county is 32% ahead of last year for the total number of properties that are under contract and getting ready to close!
The average sold price so far in Summit County (for residential sales) is down -6%.

Summit County: Using price points for the county sales shows the 0 to $500,000 sales are up in number of sales by double digits and flat in average sold price. The next price point of $500,000 to $1,000,000 shows a strong double digit increase in the number of sales (almost 30%) and a flat average sold price (actually down just a tad). The high end price range of over $1,000,000 shows a decline in the number of sales as well as a decline in average sold price (about -6%).
South Side of the County: 0 to $500,000 residential sales is flat in the number of sales and flat in average sold price. The next price point of $500,000 to $1,000,000 is also flat in the number of sales and flat in average sold price. $1,000,000 and up, this price point is down in number and flat to up with a 4% improvement in average sold price.
North Side of the County: 0 to $500,000 residential sales is up in number (25%) and flat in average sold price. The next price point of $500,000 to $1,000,000 is also up in the number of sales, but this price point is up sharply by 62%, and flat in average sold price. $1,000,000 and up, this price point is up by over 100% in the number of sales and down about -20% in average sold price.
