Giberson Preserve is a scenic area of Frisco Colorado real estate located in the Buffalo and Lusher Placers. The conservation easement spans 179 acres of meadows, wetlands, forest, elk habitat and the historic Giberson Ranch.
The private area nestles into the aspen trees and sagebrush shrub lands at the foot of Buffalo Mountain were sounds of the elk echo through the meadows. Elk frequent the area along the south-facing slopes during summer and winter seasons. They roam the irrigated hay meadow near the existing ranch buildings. Wildlife rub their antlers on the trees.
Frisco Colorado Real Estate on the Old Giberson Ranch
Approximately 10 acres of the old ranch have been excluded from the Preserve. The family reserved the right to build small homes on 13 platted lots on Beeler Place. This is a portion of the southeastern edge of the Preserve not too far from Interstate 70. Parcels come occasionally to the market. Recently, a single-family home was listed for $386,000.

Uses of Frisco Colorado Real Estate in Giberson Preserve
Although the land is a preserve, the Gibersons are still involved. During any season they may be growing hay or crops, raising cattle, managing the forest and keeping up with fencing – taking care of historic ranching operations. Only agricultural uses are permitted. There will be no new buildings or roads on the Preserve.
After their families came with the mining industry to Colorado, Howard Giberson’s parents purchased a sizable parcel and then homesteaded an adjacent parcel. Back in the early 1900s, the senior Gibersons grew some vegetables and hay with fields tilled by horsepower. Their main income came from ranching. They raised cows, pigs, and chickens and produced dairy products. The Giberson brand was Lazy V Double Quarter Circle.
On December 30, 1998, Howard and Lura Belle Giberson turned their ranch into a conservation easement with about a dozen lots for single-family homes. The Continental Divide Land Trust is the custodian. Giberson Ranch grew up from a homestead farmed by Howard’s parents in the late 1800s. Views of Dillon Reservoir and the Colorado Rocky Mountains are effulgent from the property.
