This past week residential listings that went under contract came in almost the same as last year for the same week – same with the number that sold as with the number of new listings. But, the market today is not the same as last year at this time as is very evident by the 16% increase in the number of sold residential properties in Summit County; which is primarily due to the increase of sales in the North Side of the County (Frisco, Copper, Dillon, Silverthorne and Keystone) as the South Side of the County is basically flat and the North Side is up 22%!
Prices are interesting and on the South Side the average sold price is down and on the North Side the average sold price is up. When breaking it all down by price segment much of the change that is occurring either upward or downward is due to a change of sales (either increasing or decreasing in numbers) – check out this price segment breakdown by town here for very interesting market information.
The active residential listings in Summit County is now at 1599 (down 14%). The number of currently under contract listings is at 206; which is up a whopping 29%. If we continue at the 16% increase in the number of listings selling in Summit County anther 767 of the 1599 active residential listings will sell over the next 6.5 months of 2012.
