Single Family Homes: The number of sales are up 21% over 2011s and down 25% from the peak number of homes sold in 2006. Prices are up for average sold price by about 5% over 2011s and almost right on the average for 2006 (off by just 3%).

Condominiums: The number of sales are up 15% over 2011s and down 56% from the peak number of condos sold in 2005. Prices are down county wide except for Silverthorne and Copper Mountain. The average sold price is also in line with 2006 (off by just 5%).

Vacant Land: The number of sales are up 62% over 2011s and down 73% from the peak number of lots sold in 2005. Price are up largely due to a substantial increase in higher end vacant land sales in the near and over $1,000,000 price range resulting in a 35% improvement! Even with that kind of improvement the vacant land sales are in line with 2006 too (off by only 6%).

So far in 2013 for residential properties in Summit County the number of sales are down (-32%) and average sold prices are down (-7%). The number of properties that are currently under contract is up by 4%. Interesting that the average list price today is about 5% less than the average list price this time last year.

The over all change in everything that sold in 2012 versus 2011 shows the sold volume is up in Summit County a whopping 21% with the number of transactions improving just over 20%. The average sold price for all types of sales in the county is up just under 1%. Interesting that of all the local towns witnessing double digit gains in sales this past year Keystone take the lead with almost a 50% improvement in the number of sales and just over a 50% improvement in the sold volume!

For sold volume all of SAR (Summit Association of Realtors Data) is on par with 2003 levels (just a tad less). Average sold price, however, has held well and is now in the middle of 2006 and 2007 – which is about where it was last year.

The first week of 2013 is about the same as 2012’s first week. Eight properties closed this year and nine closed in 2012. The average sold price for the first week is down about 12%. Properties placed under contract are up almost 100% as the activity from 2012 keeps its momentum going into 2013.

Preliminary numbers show a very strong gain in sold properties that, right now, looks like it will be around 17%. The average sold price is basically showing flat with about a 1% countywide improvement. Active properties for sale are down about 15%.

The current inventory of properties under contract is up as well by about 5.5%. Overall the first few moments of 2013 are showing positive signs of, yet another, year of potential improvement in the number of properties selling.

With only two more weeks left in 2012 the Summit County residential market is up 14.5% – this is down from a 19% year to date gain just last week. The big difference being that this week’s closing activity was down 48% as compared to the same time last year. We will have to wait and see how the closings stack up over the next couple weeks.

The South Side is up 7% in the number of properties sold and the North Side is currently up 20.5% – any improvement is great, but a 20% gain is tremendous.

The number of properties under contract also changed to a plus 14% – again largely due to that reduction of closings this past week.

Average sold price county wide is flat with the North Side holding at a 2.5% improvement and the South Side Flat as well. Prices have remained about the same as they were last week.

With very little time left in 2012 the county is at a plus 19% gain in the number of properties sold with a 22% gain on the North Side and a 9.5% gain on the South Side.

The current inventory of properties for sale is down 17% from last year at this time and the current number of properties under contract and getting ready to close is amazingly the exact same 163 today and 163 last year a this same time – that’s interesting. What else is the same…well the average sold price county wide is exactly the same as is the average sold price on the South Side of the county. The North Side has dropped from a 2.5% improvement as of last week in average sold price to a 1.9% today.

The next few weeks will be very interesting to watch and see as we tally the results. This past week was a busy week with new listings reporting up, newly under contracts up 84% and sold properties up 42%.

The Summit County residential sales market is up a solid 15.5% with the North Side of the county at a 21% gain and the South Side at an 8% gain. The number of properties for sale is currently down about 16%.
What is interesting is that the number of properties under contract today is the same as last year at this time – well, we have 1 more property under contract this year! Also the same, is the average sold price year to date for the county is $510k in 2011 and 2012. In fact, the South Side of the county is the same as last year as well with both years having an average sold price of $624k. The North Side is currently at a 2.5% improvement in average sold price.
Last year at this time the average asking price of the county’s residential properties for sale was $728k and this year that average is $705k – down 3%. If one looks at the average list price of the properties that are under contract today and assumes that they will continue the trend of a 94.5% sold price to list price ratio that we have today the $510k that we are at today will not change much by year end.

Last week the number of residential sold properties in Summit County surpassed the 2011 year end total and this week the total number of sales in Summit County gained 2%…in one week the county went from 13% gain in sold properties to today’s 15%!

Countywide is up 15% and the North Side of the county is almost at a 20% gain and the South Side is at a 9% gain.

The average sold price for Summit County Residential sales fell 1 tenth of a percent and today is up 0.4%. The North Side of the county dropped a bit more and is now at a 3.5% improvement and the South Side remains at minus 0.6%. It will be interesting to see what the next five weeks will bring as we wind the year down.

Active listings today are down -14.7% and the total residential properties in the county that are under contract are up plus 7.5%. The 7.5% is primarily due to two situations this past week: 1. The number of properties that went under contract surged by 33% and the number of properties that sold went down by 22%.

Interesting: As the county approaches the final two months of 2012 the number of residential properties under contract are up 14% and the number of properties already sold this year are up 14.5%. Up overall and, yet, down this past week by -26% for properties going under contract and -13.5% for the number of showings as compared to the same week in 2011 and showing activity is down -10% for the month of October.

Average sold price is flat countywide while the average sold price per square foot is down -2%. The North Side of the county sales are up 18.5% and the average sold price is up 4.7% while the average sold price per square foot is down. The South Side of the county sales are up 9% and the average sold price is down about -1% as is the average sold price per square foot (-2%).

The local sold market in Summit County for residential sales has improved yet again to a year to date gain of 16% with the up and coming closings (properties under contract) still maintaining a strong gain of 9.5%.

Properties Closed: Countywide up +16%. The North Side of the county is up +20% and the South Side of the county is up +11%.

Prices: Countywide Flat with year to date 0.5% improvement. The North Side of the County has the highest improved percentage at plus 4% and the South Side the lowest at a minus 1%.
